Our 20 Point Marketing Plan: What's your home really worth?
  1. Agency Relationships - After going over the Consumer Notice, We will explain agency relationships and how they affect you the seller.  Most buyers are now represented by the real estate agent they are working with.  Buyer representation is fairly new in Mifflin County and directly affects you as a home seller.

  2. Prepare a Market Analysis - First things first. We will tour your home, taking notes of every detail and amenity. After doing market research in the Courthouse, the Multiple Listing Service, and our Office files, We will compile a written comprehensive Competitive Market Analysis which will guide us to the proper price range for your home. This analysis will compare your home to other similar homes that have recently sold, which is always the best indication of value. I will also provide information on homes currently on the market, which is your competition.

  1. Pricing Presentation and Consultation - Along with studying the market analysis, we will discuss the current supply and demand of homes in your price range, how quickly you need to sell, and the availability and affordability of current financing options.

  2. Advice and Council - on preparing your house for market and any potential problems and/or risks, or environmental concerns.

  3. Measure your home, and take digital photos to use in the MLS, newspaper ads and Marketing materials.

  4. Place a Sign on your Property

  5. Office Tour

  6. Multiple Listing Service (MLS) - place your home in the local MLS,  & State College MLS notifying ALL real estate agents about your home. We share our commission with any agent who helps us find the Buyer.

  7. Advertising - Classified advertising is only one of the many ways we market your home.  A picture ad will be placed in the Gallery of Real Estate.  When warranted, advertising is done in adjacent counties.

  1. Picture Brochures and Mailings- Stone Arch Real Estate creates and sends out hundreds of post cards, flyers and newsletters to "generate" Buyer calls.

  2. Other Real Estate Offices- Flyers are prepared and faxed to other real estate offices, inviting them to preview your property and show to their buyers.  Faxes and flyers are also sent to other business's in Mifflin County (and adjacent counties when warranted).

  3.  internet.  Our website is growing and becoming an excellent source of buyers for her client's properties.  The site  features interior pictures and virtual tours of homes for sale.

  4. Discuss local marketing customs - We will discuss local customs and showing procedures.

  5. Phone Calls - calls are made to all potential buyers that we are currently working. We maintain files in our computer database.

  6. Updates - We will keep you informed along the way.

  7. Pre-Qualify Buyers When Possible - so as not to waste your time.

  8. Help a potential buyer "take action" - and put all offers in writing with a "good faith deposit.

  9. Negotiating Offers - We help you with a negotiating strategy, and will present and discuss the merits of all offers from buyers.

  10. Settlement Coordination - meet with inspectors, appraisers, pest inspection companies, following up with any loose ends and anticipating potential problems.

  11. Final Settlement - accompany and represent you at the closing. If you're too busy to attend or need to be in your new area, we will handle everything for you.
