Helping you decide how we will work together . . . We will take the time to discuss the duties a real estate agent owes you under the different types of business relationships that are available: Buyer Agency, Seller Agency, Dual Agency, Designated Agency, and Transaction Licensee. Concerned about having to sign a long term agreement? A "Business Relationships Agreement" can be signed for as short a time as you want, even 1 DAY!

Advice and Council . . . Together, we'll discuss your housing needs, and wants. We will then prioritize these, and determine what is of greatest importance to you.
Pre-qualifying . . . The next step is to discuss your financing options and get pre-qualified for a loan.

Many Buyers don't realize that when the time comes to make an offer on a home, we're not just competing with the Seller during negotiations. OTHER BUYERS are our competition! Being pre-qualified can mean the difference between being successful in negotiating, or losing the Home of your Dreams to a Buyer that was more prepared than you were!

And, having a Realtor with years of experience and Negotiating Skills is also very important.
Preparing the Offer to Purchase. . . You've found your Dream Home, NOW WHAT! Once you've found the home, We will then research the market and prepare a Competitive Market Analysis for you. Together, we'll study "similar homes" that have recently sold to help you determine the fair market value for the home. If there are major repairs that need to be considered, we might decide to go through the home again, this time with a contractor to obtain cost estimates for those repairs. We will council you about such things as inspections, environmental concerns and contingency clauses.

Getting to the Settlement Table and Moving Day. . .While you're busy working and taking care of the packing, We will be managing all the details - monitoring the loan process, meeting the appraiser at the property, contacting inspectors for any inspections you requested, and making sure that everything is taken care of by the dates specified on your sales contract.
