These restrictions are a "representative" of this neighborhood.  Please understand there may be some differences for each phase of the neighborhood.

(a) No structure except a swimming pool, shall be erected, constructed, used or maintained on a lot having less than 11,000 square feet.

(b) Any structure erected on said premises shall be completed within one year from the date such erection or construction is begun and such structure, except for swimming pools, shall at the time of such completion have an appraised value of not less than $17,000.  In the event of a dispute, value will be determined by three Real Estate Broker Appraisers licensed in the Commonwealth of Pennsylvania, one selected by each party and a third selected by the two chosen appraisers.  

Appraised value shall include the value of the structure and the necessary walks, drives, porches, stoops, landscaping and lawn, and it shall not include land, swimming pools, septic tank system or sewage tap, fences, awnings, patio roofs and similar appendages of a temporary nature.

No swimming pool shall be built or owned except by the owner of a structure, other than a swimming pool, constructed, erected and maintained on the same lot, or on the same plot of two or more contiguous lots, in accordance with these restrictions.

(c) Any dwelling erected on said premises shall include, as part of its total structure, a garage suitable in size and location to provide for the storage of at least one automobile.  Such garage shall be a complete enclosure with doors.

(d) No building other than a dwelling house may be used or occupied for dwelling purposes or for human habitation, and no dwelling house shall be designed or used for more than one family occupancy.

(e) The finished grade at all property lines abutting streets shall be six (6) inches above, and parallel to, the finished grade of the abutting street at its center line.

(f) No commercial enterprise or venture, or usage or structure other than for residential purposes, shall be established or maintained on said premises, it being understood and agreed that the use of said premises shall be limited to residential purposes.

(g) No signs or billboards shall be erected or maintained on said premises.

(h) No outside water closets or toilets shall be erected or maintained on said premises.

(i) All sewage and waste water, other than surface water, shall be eliminated into a public sewage system approved by the Department of Health of the Commonwealth of Pennsylvania, or shall be eliminated through pipes into a septic tank system, in accordance with the regulations of the Commonwealth of Pennsylvania.

(j) No structure, fence, wall, hedge, or mass planting in excess of thirty-six (36) inches in height shall be erected, planted, used or maintained closer than twenty-five (25) feet from the right-of-way line of any street in any plan filed in accordance with Paragraph 9 of the agreement between John T. Rodgers, Jr., et al, and Robert S. Palm, dated April 10, 1958, and recorded as aforesaid in Deed Book No. 124, Page 101 of which this is a part; or closer than 5 feet from any other boundary of any lot in said plan, except that where a person is the owner of a plot of two or more contiguous lots in said plan, then closer than 5 feet from the other boundary lines of said plot.

(k) No animals or fowl of any kind, other than usual house pets, shall be kept or maintained on any part of said premises, and such pets shall be housed in the dwelling house.

(l) "Building", "structure" and "dwelling house" as used herein shall not include what is commonly known as a house trailer, generally drawn by a motor vehicle, whether said house trailer is resting upon wheels or upon a foundation or other support, and no such "house trailer" may be brought upon or permitted to remain upon the above-described premises; a motor boat, house boat or other similar water-borne vehicle may be stored, maintained or kept on said premises only if housed completely within a structure constructed, erected and maintained in accordance with these restrictions.

(m) Trash, leaves and debris shall not be burned on the premises.

(n) When a structure erected upon said premises shall be ready for occupancy, and thereafter, an incandescent lamp of not less than one hundred (100) watts placed not more than twenty (20) feet from the front line of said premises shall be used to illuminate the front of said premises during the hours from dusk to dawn every day.
