1.  No animals, except household pets housed within the private residence thereon erected, shall be kept upon the Premises herein conveyed;

2.  No mobile home, double wide mobile home or other such dwelling which is mounted upon a metal frame or any temporary living accommodations or any kind shall be permitted to be placed on the Premises herein conveyed;

3.  No motor vehicle of any kind which does not bear a currently valid motor vehicle registration and which is not capable of operation without mechanical repair, adjustment or replacement of part or parts shall be permitted to be placed, stored and/or parked on the Premises;

4.  The said Premises herein conveyed shall not be subdivided and no more than one (1) dwelling house shall be erected thereon and such dwelling house shall be designed for one (1) family occupancy with a minimum of one thousand (1,000) square feet of above-ground living area.  This condition, etc., shall not apply to Lots #1 and #2 upon with Multi-family dwellings may be constructed;

5.  For the purpose of affording light and air and for the purpose of preserving uniformity of appearance of the entire tract of land, of which the parcel herein described is a part, no building or porch or any other addition thereto shall ever be erected within twenty (20) feet of the front or street right-of-way line and within ten (10) of the side yard boundary line;

6.  No commercial enterprise or venture shall ever be established or maintained on said Premises, nor shall said premises be used for any offensive, dangerous, noisy or malodorous occupation; nor shall said Premises be used or occupied in any objectionable manner, it being understood and agreed that the use of said Premises shall be limited to residential purposes;

7.  No signs or billboards shall ever be erected or maintained on said premises;

8.  The Premises shall be kept free from weeds, brush and all unsightly, offensive and/or dangerous plants, free from debris, waste water, garbage or other refuse and must be cleaned and grated at all times except while construction is actually in progress.
