These restrictions are a "representative" of this neighborhood.  Please understand there may be some differences for each phase of the neighborhood.

1.  No dwelling shall be erected or constructed on said parcels of land which shall cost less than $30,000, exclusive of land costs, when finally completed.

2.  No more than one separate dwelling house shall be erected upon said land, nor shall such dwelling house thereon erected ever be used for other than single family residential occupancy.  The dwelling house permitted under the terms of this limitation shall be of conventional or modular construction as the same is understood by the building trades, and no type of construction known as a mobile home shall be in any way a part of or erected or maintained upon the premises.  This limitation shall not restrict the employment and quartering in any dwelling of employed servants or house guests and the facilities for such servants or house guests may be added to a garage or other out-building constructed as provided below.

3.  No dwelling house or other improvement shall be built or constructed on said parcel of land in front of a line everywhere fifty (50) feet distant toward the interior of the lot, and everywhere concentric and/or parallel with the the boundary line abutting upon any road or street in the plan of which  this lot is a part; and no dwelling house or other improvement shall be erected or constructed closer than twenty (20) feet of any other boundary line of this lot.  Grantor reserves the right to permit any public utility for television cable system, or both, to provide such services by means of underground connections established in the nearest twenty (20) foot portion of the fifty (50) foot easement established on the front line as above, and within ten (10) feet of the boundary line in any twenty (20) foot easement as provided above.

4.  A main dwelling house for such residential purposes shall be erected on the premises before any other building or buildings may be erected thereon.  Any garage if unattached to the residence structure, shall not exceed twenty-four (24) feet by thirty-two (32) feet in floor space, and any convenience structure shall not exceed twelve (12) feet by twenty (20) feet in floor space, and neither structure shall exceed fourteen (14) feet in height from ground level, and any of such shall be erected nearby to the building used for dwelling purposes or any garage attached thereto.  Any garage need not be attached to the dwelling house, but it shall be of the same style of construction as the dwelling house, or substantially similar thereto.

5.  No commercial enterprise or venture shall ever be established or maintained on said premises, nor shall said premises be used or occupied in any manner objectionable to a community of the character proposed in the Grantor's plan of lots, of which the above premises are a part.  This limitation shall not encumber or be binding upon Lots Nos. 1 and 2 of the plan, the use of which lots are, however, restricted and limited to residential purposes and commercial enterprises involving no substantial manufacture on the premises.

6.  No signs or billboards shall ever be erected or maintained on said premises.

7.  All sewerage and waste water shall be eliminated into the public system of the Armagh Township Authority as soon as the same is made available.  Prior to the availability of the public system, Grantee(s) may install and maintain a private sewerage system as may be permitted by the Township of Armagh.  Upon the availability of the public system, the owners and occupiers must make connection as speedily as possible to the public system and shall be obliged to plug up and block permanently any private system theretofore used or established.  At no time shall any outside toilet facilities be erected or maintained on said premises.

8.  No animals, other than common household domestic pets, may be kept, maintained or raised on said premises; PROVIDED, HOWEVER, that lots Nos. 46,47,48,49 and 50 shall not be encumbered by this limitation.

9.  All utility services shall be connected from the street to the main residence or adjacent outbuilding by underground facilities.

10.  Owners and occupiers of the lot conveyed herein shall at no time permit unlicensed motor vehicles of any kind to be parked or maintained on the property.  Other than for occasion of repairs and maintenance of automobiles for a period not to exceed twenty-four (24) hours, shall owners or occupiers maintain cars in the public roadway upon which the above premises fronts, but shall provide parking space, covered or otherwise, for operative, licensed motor vehicles as closely adjacent to the main residence as may reasonably be maintained.
